Australian shoe sizing is similar to U.S. sizes, so no conversion is actually needed. However, there are some styles of shoes, even in the same branding, that come off of the production lines that have fit discrepancies. We have fit testers that will try to catch these sizing differences with each shoe that comes into the warehouse. You have actually stated a full size plus 1/2 size difference between branding; which is possible, but unusual, and also making it hard for me to accurately answer this question. What I would suggest is that you either try to find the Nike brand you mentioned in your question on the website to see what the fit icon says about that shoe fit, or the Van's style. If the Nike states it is 'True to Size', then you would want to order an 08.5 in the men's adidas Seeley shoe.
